If you are budgeting for a listing, you want a real number, not a runaround. Vacant home staging in the Idaho Falls area generally starts around $2,850, and at Style House the consultation that gets you an exact quote is free.
Staging quotes can feel vague because no two homes are the same, so it helps to know what you are actually paying for.
What Staging Costs at Style House
Our vacant staging fee starts at $2,850. The initial consultation, where we walk the home and put together a plan, is free, and you can wait to pay the staging fee until the home closes, at no extra cost. There is no separate deposit and no hidden add-ons at the end.
That base price covers staging for the home's key rooms for 60 days, which is enough time for most listings to sell. If the home sells sooner, even better. If it needs more time, you can extend in 30-day increments.
What's Included
The staging fee covers more than furniture. Every stage at Style House includes:
- Furnishings and decor for the rooms buyers care about most: the living room, kitchen, dining area, primary bedroom, primary bathroom, and one additional bathroom
- 60 days of staging, unless the home sells first
- Free professional photography through Roisum Residential Photography, shot the same day we install and ready for the MLS, social media, and print
- Free promotion on the Style House Idaho Facebook and Instagram pages
You are paying for a styled, photographed, market-ready listing.
What Can Change the Price
Our base price doesn't go up just because a house is bigger. We stage and guarantee the same core set of rooms for $2,850, whatever the square footage. Two things can move your total beyond that, and both are up to you:
- Choosing to stage extra rooms. We always furnish the core rooms buyers care about most. If you have a larger home and want us to stage additional bedrooms, a finished basement, or extra living areas, those rooms are an optional add-on you choose.
- How long it stays staged. The base covers 60 days. Listings that need longer add 30-day extensions, and model homes or long-term engagements use a discounted monthly rate.
The only way to get an exact price is a walk-through, which is why the consultation is free.
Is Staging Worth the Cost?
For most sellers, yes. A staged home tends to sell faster and draw stronger offers, and the staging fee is usually a fraction of what a single price reduction would cost. Spending a few thousand dollars up front often saves a much larger price cut later, which makes staging an easy call on most listings.
